Where should you buy an investment property in Southern Maine?

An insiders take on towns, neighborhoods, and what makes a great rental.

One of the biggest mistakes investors looking to buy a rental property in southern Maine is only looking at the town. This is because within each town, location matters more than you think!

A property on Goose Rocks Beach is a completely different investment from one in Cape Porpoise. A house within walking distance of Dock Square has a different rental proposition from a home a few miles inland. And in Wells, a house directly on the beach vs one block away can make a major difference in income potential.

As a real estate agent who has also lived in many of these locations and has owned rental properties in these locations, I can help you evaluate your next investment property! Here are some of the specific areas I would consider when evaluating an investment or vacation-rental property along the Southern Maine coast. Kennebunkport Investment Properties

Kennebunkport is one of the most recognizable vacation destinations in Maine, but there are several distinct investment markets within the town.

Goose Rocks Beach

If your vision is the classic Maine summer house, Goose Rocks Beach is one of the first places I would look.

The roughly three-mile sandy beach and surrounding neighborhood have a very established summer-home feel. This is a place where families come for a week and return year after year. They spend their days going back and forth between the house and the beach.

From an investment perspective, proximity to the sand is a major part of the value proposition.

When comparing properties around Goose Rocks Beach, I would pay particular attention to:

  • Actual walking distance to the beach

  • Beach access

  • Number of bedrooms and comfortable guest capacity

  • Parking

  • Outdoor showers

  • Decks, porches and yards

  • Air conditioning

  • Bike and beach-equipment storage

  • Flood exposure and insurance

  • Rental history, if available

A larger home that can accommodate an extended family or two families may have significant vacation appeal, but acquisition costs near Goose Rocks can also be substantial.

For that reason, I wouldn't look at gross rental income alone. We would want to compare potential rental revenue with the purchase price, insurance, taxes, maintenance and financing costs.

Best suited for: Buyers seeking a premium beach rental, second home/investment combination, or long-term coastal hold.

Cape Porpoise

Cape Porpoise offers something different.

Instead of a traditional sandy-beach vacation, the appeal is the working-harbor Maine experience—water views, lobster boats, islands, restaurants and a quieter village atmosphere.

For certain renters and second-home buyers, that's exactly what they're looking for.

Properties with water views, easy village access or proximity to Cape Porpoise Harbor can have a strong emotional appeal that is difficult to replicate elsewhere.

I especially like Cape Porpoise for buyers who want a property that feels like a genuine Maine home rather than purely a seasonal beach rental.

The rental strategy may be different from Goose Rocks. You're marketing the entire coastal Maine experience rather than simply "walk to the beach."

Best suited for: Second-home buyers who want rental potential, luxury coastal buyers, longer-term investors and buyers prioritizing authentic Maine character.

Dock Square & Downtown Kennebunkport

For vacation rentals, walkability to town is a major amenity.

That's why properties in and around Dock Square deserve special attention. Guests can walk to restaurants, coffee, shopping, galleries, the riverfront, boating activities and nightlife without continually getting into the car or fighting for parking spaces.

That matters even more during the busy summer season when traffic and parking become part of the vacation experience.

A property doesn't necessarily need an ocean view to be compelling here. A well-designed two- or three-bedroom home that allows guests to walk into Dock Square can have a very strong vacation proposition.

When I'm evaluating these properties, I pay close attention to the phrase "walk to Dock Square."

Best suited for: Buyers who prioritize walkability, couples or family vacation rentals, and investors looking beyond traditional beachfront properties.

Kennebunk Investment Properties

Kennebunk offers one of my favorite combinations for investment buyers because you can potentially capture beach demand and Kennebunkport/Dock Square demand from the same property.

The key is location.

Gooch's Beach

Gooch's Beach is Kennebunk's largest and perhaps most recognizable beach, and properties within easy walking distance can be amazing rentals.

For a summer guest, being able to wake up, grab a beach bag and walk to Gooch's without worrying about driving or parking is a meaningful amenity.

Properties that combine Gooch's Beach access with proximity to Lower Village and Dock Square are especially interesting because guests aren't forced to choose between walking to the beach and town. They can potentially have both.

For an investment buyer, I would compare properties based on:

  • Walking time to Gooch's Beach

  • Walking time to Lower Village/Dock Square

  • Sidewalk access and actual walkability

  • Parking

  • Number of guests the home can comfortably accommodate

  • Outdoor living space

  • Renovation and design potential

  • Rental restrictions and registration requirements

A smaller, beautifully renovated property in the right location can sometimes be more compelling as a vacation rental than a much larger home requiring guests to drive everywhere.

Best suited for: Traditional summer rentals, second homes with rental income and buyers who want both beach and town access.

Mother's Beach

Mother's Beach has a slightly different appeal.

It's particularly attractive to families with younger children because of the beach environment, adjacent playground, and proximity to KBIA camp. That creates a very specific rental customer: families.

If I were buying near Mother's Beach specifically as a vacation rental, I would lean into that. A property with three or four bedrooms, a bunk room, fenced yard, washer and dryer, outdoor shower, beach equipment and space for grandparents or another family could be particularly compelling in this location.

This is an example of why I don't think investors should simply ask which beach is "best."

The better question is: Who is most likely to rent this property?

Best suited for: Family-focused vacation rentals and buyers who want a quieter beach-oriented second home.

Lower Village & Walking Distance to Dock Square

This is one of the areas I would watch particularly closely as an investment buyer.

Lower Village is technically in Kennebunk, but depending on the property, you may be only a few minutes' walk across the bridge into Dock Square in Kennebunkport.

That gives you an interesting combination: Kennebunk address + Kennebunkport walkability + proximity to Kennebunk's beaches.

Current vacation rentals in Lower Village actively market exactly this combination: being only minutes on foot from Dock Square while remaining roughly a half-mile to a mile from Gooch's Beach.

For the right property, guests can arrive, park the car and spend much of their vacation walking or biking.

I consider that a significant investment advantage.

A beautifully renovated cottage, condo or smaller home here doesn't necessarily need a huge yard or ocean frontage. Location is doing a lot of the work.

Best suited for: Investors looking for strong walkability into town, couples and families, and buyers wanting a property they can personally enjoy without being directly on the beach.

Wells Investment Properties

Wells can be particularly interesting for buyers who are focused heavily on rental income.

It has an established vacation-rental culture, significant beach demand and a much broader range of property types than some of the smaller neighboring coastal towns.

The Wells vacation-rental market is also highly seasonal, which makes the exact property and its summer performance particularly important. Current market data shows a substantial concentration of rental demand during the summer months.

Wells Beach

Wells Beach is one of the first places I would look for a traditional Maine vacation-rental investment.

The rental proposition is easy for a guest to understand: We're going to Maine for a week and staying at the beach.

Oceanfront and extremely close-to-beach properties naturally sit at the premium end of the market, but you don't necessarily need direct ocean frontage as the beach here is public.

A property that lets guests easily walk to the beach can still have considerable vacation appeal.

With Wells Beach properties, I would pay particular attention to:

  • Oceanfront vs. ocean-side vs. walk-to-beach

  • Ocean or marsh views

  • Flood zones and insurance

  • Parking

  • Guest capacity

  • Outdoor space

  • Decks and porches

  • Air conditioning

  • Weekly rental history

  • Seasonal versus year-round construction

  • Winterization and maintenance requirements

This is also an area where I would look carefully at the numbers rather than getting distracted by an impressive summer rental rate. Coastal carrying costs can be significant.

Best suited for: Buyers prioritizing summer vacation-rental revenue and traditional beach properties.

Moody Beach

Moody Beach is another very compelling pocket of Wells, particularly because of its private beach and proximity to Ogunquit.

That's an important distinction. A Moody Beach property isn't simply competing as a "Wells rental." Depending on its exact location, you're potentially appealing to guests who want access to both the Wells beaches and everything Ogunquit has to offer as well as a private beach in front of the house.

Because of this private beach amenity, it is also extremely important to know the rules if the home is not directly on the beach. A house across the street from the beach might have NO beach access at all.

Best suited for: Beach-focused investors, second-home buyers and buyers who like the Wells/Ogunquit combination.

Drakes Island

Drakes Island is one of Wells' more distinctive beach communities and can be especially appealing for buyers looking for a family-oriented vacation rental in a quieter residential setting. Unlike the busier Wells Beach area, Drakes Island is primarily residential, with a wide sandy beach, limited public parking and homes tucked between the ocean and the Webhannet River salt marsh. That limited parking can actually be an advantage for rental properties on the island: being able to walk to the beach without getting in the car is a meaningful amenity for summer guests.

From an investment standpoint, I would pay close attention to actual walking distance to the beach, number of bedrooms and bathrooms, parking, outdoor showers, air conditioning, decks or porches, and ocean or marsh views. Current vacation rentals on Drakes Island range from three-bedroom beach cottages to five-bedroom homes accommodating 10 or more guests, illustrating how differently properties here can serve the family vacation market. For the right buyer, Drakes Island can offer an attractive combination of strong summer appeal, a traditional Maine beach-house experience and personal second-home use. As with any Wells investment property, I would verify current town rental requirements, flood and insurance considerations, and realistic rental numbers for the specific house before purchasing.

Ogunquit Investment Properties

Ogunquit is one of the strongest examples of why I value walkability when evaluating a Southern Maine investment property.

The combination of Ogunquit Beach, downtown, restaurants, shops, Marginal Way and Perkins Cove means the right property can offer guests an almost car-free vacation.

That can be extremely attractive.

Downtown Ogunquit & Ogunquit Beach

A property that allows guests to walk into downtown and walk to Ogunquit Beach has an exceptionally easy vacation story to market. Current vacation rentals in this pocket specifically emphasize the ability to park the car and walk to the beach, restaurants, shops and Marginal Way. That's exactly the type of feature I look for when evaluating an investment. You may not need a giant property here because a smaller condo or cottage in an exceptional location can potentially compete very effectively because the location itself is the amenity.

I would look carefully at:

  • Actual walking distance to Ogunquit Beach

  • Actual walking distance to restaurants and downtown

  • Dedicated parking

  • HOA/condominium rental rules

  • Number of bedrooms

  • Outdoor space

  • Air conditioning

  • Property condition and design

  • Seasonal versus year-round usability

Parking deserves special attention here. In a busy coastal town, having dedicated parking while guests can walk everywhere else can be particularly valuable.

Best suited for: Investors who value walkability, smaller vacation properties, condos, cottages and second homes that can double as rentals.

Shore Road: Between Downtown and Perkins Cove

This is another pocket I particularly like. Properties along or close to Shore Road can potentially sit between downtown Ogunquit and Perkins Cove, giving guests access to both. Some current vacation rentals in this area specifically market themselves on the ability to walk to downtown, Ogunquit Beach, Marginal Way and Perkins Cove. That's a powerful combination!

When buyers tell me they want an investment property that they would also genuinely enjoy using themselves, this is exactly the type of location I think is worth considering.

Best suited for: Hybrid second-home/investment buyers and investors seeking highly walkable properties.

Perkins Cove

Perkins Cove is less about the traditional "beach house" experience and more about the quintessential coastal Maine experience. The harbor, restaurants, boats, galleries and immediate access to Marginal Way create a distinct destination within Ogunquit. Properties are currently marketed specifically around staying in the Cove and experiencing the harbor on foot.

For an investment buyer, that creates an opportunity to sell an experience, not just accommodations. A small, beautifully designed property with harbor views or exceptional walkability may be more compelling here than a larger generic property somewhere else.

I would also think beyond July and August. Ogunquit's restaurants, Marginal Way, fall foliage and broader tourism appeal may give the right property opportunities during the shoulder seasons as well.

Best suited for: Premium vacation rentals, couples, luxury second-home buyers and investors who value location over square footage.

Beachfront, Walk-to-Beach or Walk-to-Town: Which Is the Better Investment?

This is where investing in Southern Maine gets interesting. You might have $1.5 million to spend and be comparing:

Property A: Smaller cottage a few houses from the beach.

Property B: Larger house ten minutes inland.

Property C: Beautifully renovated property that isn't beachfront but lets guests walk to Dock Square.

Which is the better investment? There isn't a universal answer. I would evaluate how much vacation value each location creates relative to what you're paying for it. A property doesn't have to be oceanfront to be a great vacation rental. Sometimes the sweet spot is the property where guests can: Walk to the beach. Walk to dinner. Walk for coffee. Come home, sit outside and barely use their car for the entire week.

That's the kind of Southern Maine vacation people remember. And from an investment perspective, that's exactly what we're trying to identify: the properties that vacationers will choose over the competition.
