The way buyers discover homes has changed, and the way we market them should, too. I combine traditional real estate marketing with social media, video, digital advertising and an established online audience to give your home the visibility and positioning it deserves.

When I list a home, I don't think of it as simply putting a property on the market. I think of it as launching a marketing campaign. Before your home ever goes live, we look at who the most likely buyer is, what will make the property stand out to them, and how we can tell the story of the home in a way that gets their attention.


That strategy influences everything: from pricing and preparation to photography, video, social media, listing copy and where we put our marketing dollars. The goal isn't simply to get your home listed. It's to get the right buyers to notice, and fall in love with it!

Presentation Comes First

Great marketing can't compensate for poor presentation. Before we photograph or promote your home, I'll help you look at it through the eyes of a buyer. That may mean editing furniture, changing how a room is styled, improving curb appeal, making small repairs or simply highlighting features buyers may otherwise overlook.


My background in renovating, investing and design helps me identify which changes may actually make a difference—and which ones probably aren't worth your time or money.

Professional Photography & Video

Your home's first showing will probably happen on a screen. Photography matters, but increasingly, video does too. I use professional visual marketing to create a strong first impression and help buyers understand not only what a home looks like, but what it might feel like to live there.


For coastal and lifestyle properties in particular, that can mean showing more than bedrooms and bathrooms. Walkability to the beach, morning coffee in Dock Square, proximity to restaurants, marsh views, outdoor spaces and the surrounding neighborhood can all be part of the story.

Social Media Is Part of the Strategy

This is where my marketing approach is different. I've built an established social media audience of more than 34,000 followers, with videos reaching hundreds of thousands of views. That gives me an additional way to put properties in front of people who already follow my content because they're interested in Maine, coastal living, homes and the lifestyle that comes with being here.


But effective social media marketing isn't simply posting a listing photo to Instagram. I use video, storytelling, reels, property tours and lifestyle-driven content designed to make people stop scrolling and pay attention!

Reaching Buyers Who Aren't Here Yet

Many Southern Maine buyers don't currently live in Southern Maine. They're in Boston, New York, Connecticut, New Hampshire and beyond, who are dreaming about a second home, planning a move to Maine, looking for an investment property or waiting for the right coastal home to come along.


Digital and social marketing allow us to reach beyond the buyers who happen to be searching the MLS on a particular day. Depending on the property, we can build marketing around the lifestyle, location and buyer profile most likely to respond to it.

Targeted Digital Advertising

Organic social media is only one piece of a modern marketing plan. When appropriate, digital advertising can expand a property's reach beyond my existing audience and put it in front of additional potential buyers based on geography, interests and online behavior.

The strategy should fit the property. A year-round home in Kennebunk may require a very different campaign than an oceanfront second home, a Dock Square condo or a Southern Maine investment property.

The MLS Still Matters…A Lot

Modern marketing doesn't replace traditional real estate marketing. It makes it stronger. Your property still needs excellent MLS positioning, compelling listing copy, professional photography, syndication to major real estate websites, communication with local agents, email marketing, open houses and exposure through my brokerage and professional network.


The difference is that I don't believe the marketing should stop there.

Selling the Lifestyle, Not Just the House

This is especially important in Southern Maine. Buyers aren't necessarily moving here because they need another three-bedroom house. They're imagining mornings at the beach, walking into town for dinner, summers with their children or grandchildren, weekends away from the city, or finally making Maine their full-time home.


Understanding that motivation changes the way a property should be marketed. Sometimes the most compelling feature of a home isn't inside the house at all, it's what that house allows someone to do.

Every Property Needs a Different Marketing Plan

There shouldn't be a one-size-fits-all marketing package for every seller. A luxury coastal property, investment property, historic village home, renovation opportunity and year-round family home attract different buyers and should be marketed accordingly.


Before listing, we'll identify the likely buyer for your property, determine what makes your home most compelling to that buyer, and build the marketing strategy around those strengths.
